I want to move but where to?

Have you been thinking about moving? - maybe somewhere bigger, somewhere smaller, closer to schools or work, closer to family or maybe just fancy a change of scene.
I meet a lot of people who would like to move but are put off because they cannot see a suitable new home to buy. This is particularly apparent at the moment, after a year or more of increased sales activity and diminishing supply of homes coming onto the market.
My blog post from January 2018 (Where have all the houses gone?) explained what was happening in the market with regards supply and demand. Since then, things are certainly no better. I cannot remember a time when the supply of homes to buy was so low, and I have been in the business since the early 1990’s!
However, I want to persuade anyone seriously thinking about moving, to take the plunge.
If everyone I meet who wants to move house, were to put their homes on the market, I could have a field day matching you all up! Matching people to property is one of the most enjoyable parts of my job, good old fashioned estate agency.
I want to convince you there is nothing wrong in dipping your toe in the water. OK maybe it won’t work out, you will get an offer and still cannot find a suitable home to move to. Well in that case, don’t go through with a sale. We will not force you if the timing isn’t right and most good estate agencies will operate a No sale – No Fee policy (I mean estate agencies in the old fashioned sense here and not an on-line platform, so do check your small print).
The important thing is to be open and honest when you do put your property on the market. Don’t let any potential buyers incur any costs until you are 100% serious, and that way, no one is out of pocket if things don’t work out. Chances are your potential buyers will give you time and you will see a property. If they decide not to wait and pursue another property themselves – well you have not lost anything.
Much better to do it that way then wait for the ideal house to come available – as the chances are you will not be in a position to buy and others will beat you to it.
It is especially hard, it requires a leap of faith, but if you don’t try – you will never succeed.
